On April 22nd The Environmental Protection Agency initiated a new regulation under the toxic substances control act. The EPA requires that firms working in pre-1978 homes and/or child occupied facilities must be certified and use lead safe practices during renovations. Cape Associates, Inc. is now a Certified Lead Safe Renovation firm and several employees are Certified Renovators.
Presently, the state of Massachusetts has not approved a specific lead testing method; the state has required that all contractors are to presume that there is lead paint on all pre-1978 homes. Thus, lead safe work practice standards will have to be applied to any home renovation or repair that is greater than six square feet for interior work or twenty square feet on exterior work. The exceptions to these requirements are if renovation activities do not include materials that contain lead, emergency renovations, homes occupied by elderly, and homes that can verify that no children under age six occupy, reside or visit less than sixty hours a week. The manufacturing and use of lead based paint has been banned since 1978.
