COMMERCIAL PROPERTY MANAGEMENT DIVISION

As the Property Management Division of Cape Associates has grown and diversified over the last 10 years, we have added  commercial property management to our portfolio of services.  A somewhat organic evolution for the team, we started by doing repairs for a mixed use office park on the lower Cape and with time the relationship grew.  The Board of Directors approached us with their management needs and we saw it as a good fit.  Now our portfolio contains a varied mix of multi-unit commercial buildings, office spaces, residential units and the like – spread across the Cape, from Falmouth to Provincetown.

Boards of Directors or Trustees of Associations are faced with many decisions and challenges when it comes to how to best maintain the physical structure and other commonly owned assets, while still being fiscally responsible to the owners.  It is here that Cape Associates is able to separate itself from other management companies.  With our vast resources of in-house construction professionals, our network of experienced tradespeople and administrative support, associations are able to move forward confidently with repairs, and at times, complete long overdue renovations. 

Five years ago, Cape Associates completed an extensive renovation at an office park.  The office park consisted of more than 20 units in 6 buildings.  The buildings were more than 25 years old and maintenance was becoming costly; building components were past their expected life and a comprehensive renovation became the prudent path forward. We proposed all new windows, siding, trim and gutters.  At first glance, this was an overwhelming project – both financially and logistically.  The first step was working closely with the Board to financially plan for the necessary updates.  With a solid financial strategy in place, the next steps were taking shape – how to perform an extensive construction renovation with minimal disruption to businesses.  It was with our many resources, that Cape Associates was able to make this project a success, executing it efficiently and in a phased schedule – buildings knew ahead of time when and how their operations might be affected by the work.  In the end, more than three miles of trim were replaced; 330 new windows were installed and 18,000 square feet of new siding was installed.
