Cape Associates has been inspecting and maintaining residential and commercial properties for over thirty-five years.
From our over forty years of construction contracting experience, we know how to contract and supervise ongoing maintenance and repair work. In fact, we are best suited to determine what maintenance and repairs are necessary and how they should properly be done. Certainly we know and understand building systems such as heating, air conditioning, plumbing and electrical, and can recommend worthwhile preventative maintenance. By monitoring the condition and repairs made to equipment, we can guide our customers replacement decisions.
Since we know the life expectancy and replacement cost of building components and systems, we can offer to prepare capital budgeting programs for building owners and trustees. These budgets are updated with input from our thorough on-site inspections, allowing our customers to responsibly plan for the future.
A very important benefit to our property owners is our readily available, experienced work force. Recently, a frantic office tenant called our property management administrator, Cinnamon, to say water was dripping from their ceiling. Within fifteen minutes, Peter Geiges, our property inspector, arrived to find and shut off a leaking hot water tank in that ceiling. Two and a half hours later, he and Dave Plum, our in-house plumber, had the office cleaned and dried, and a new hot water tank installed. With dedicated employees like these, your property is always professionally cared for.
